Spring Meadows II Condominium Association
July 29, 2011 Board Meeting 6:30 pm
Yingling Residence Sloane Circle

Ben Glezer presided and called the meeting to order at 6:30 pm.
Board members in attendance were: Glezer, Kimball, Kozak, and Yingling

Minutes of the 7/29/2011 Board Meeting, as posted on the SM2 website, were approved.

Preparations for Annual Association Meeting on 9/15/2011 were discussed at length.
Agenda Order: President's Remarks, Landscaping, Bylaws, Budgets

NEW BUSINESS:

FALL WALK AROUND
There will be a walk around at 2 pm Monday September 19 for the purpose of:
  • Finalizing landscaping improvements in the retention basin area
  • Determining lawn areas to be aerated/seeded this fall
  • Reviewing W&S proposal to repair drainage between 2911 & 2913 Sloane
  • Determining which units will be painted in 2012
PARKING IN FRONT OF FIRE HYDRANTS
Background:
The Board has received a written request to enforce rules and fire hydrant rules in particular.
The Board is obligated to address this issue of public safety.
Regional Police were contacted and will not ticket vehicles on our private roads.
(Regional Police fire hydrant fines are $10 which escalate to $95 if ignored.)
A fire department official stated vehicle windows will be broken & hoses run through parked vehicles if need be.

Resolution:
Unit owners are asked not to park in front of fire hydrants.
Unit owners are asked to advise their visitors not to park in front of fire hydrants.
Unit owners are asked to immediately contact the owner with a vehicle parked in front of a fire hydrant.
Unit owners are asked to advise the Board if the offending unit fails to move the vehicle.
The Board may then decide to impose fees comparable to Regional Police Fees.
Failure to pay fees will result in a charge to the offending units retained earnings.
Multiple violations will result in multiple fees.
